Junior ADUs in San Francisco
A small unit of up to 500 square feet within your home, with an efficiency kitchen and its own entrance.

What is a junior ADU?
A unit of up to 500 square feet inside a single-family home, which can include an attached garage. It needs an efficiency kitchen and a separate entrance. The bathroom can be its own or shared with the main home.

Why choose one?
It is usually the least expensive way to add a unit, because the walls, roof and most utilities already exist.
What are the limits?
Rentals must be longer than 30 days. If the JADU shares bathroom facilities with the main house, a city can require the owner to live on site.
JADUs and the two programs
Junior ADUs, up to 500 square feet within a single-family home, are allowed under the State Program. The city's Local Program does not offer JADUs.
